Pre-leasing condition on premises under construction:

If the unit or building is currently under construction and is leased for the LATER of the lease start date indicated, or the date of permitted occupancy according to the competent authorities, and it cannot be occupied by the tenant prior to such permitted occupancy.

The landlord shall prorate the rent owing by the tenant according to the first day of permitted occupancy after the start of the lease. The Tenant may, at the Tenant's option, cancel and nullify this lease with at least 5 days' written notice to the Landlord prior to the permitted occupancy date, with a full refund of any monies paid by the Tenant to the Landlord.

HOLDING DEPOSIT

Holding deposit is equal to the higher of $100 or 10% of the monthly rent. The deposit is due once the application is approved. The deposit will be applied as credit to the first month's rent. This amount is non-refundable.

DAMAGE DEPOSIT

I / We agree that upon acceptance of this application by the Landlord, I / We shall forthwith enter into a Tenancy Agreement upon the above terms upon the Landlord's usual form, in which event the damage deposit (equal to 1 months rent) paid directly to The Office of the Rentalsmen C/O SNB by the Tenant prior to occupancy. A copy of the receipt given to Landlord. The Tenant shall take responsibility for any utilities not included in the Lease, with proof given to the Landlord.

I/we will provide copies of Driver's License and Social Insurance Cards for proof of identification.

I/We agree that upon acceptance of this application by the Landlord, I/We shall forthwith enter into a Tenancy Agreement upon the above terms upon the Landlord’s NB Lease Agreement.

If I/We should fail to enter into such Tenancy Agreement, then, in addition to any other rights accruing to the Landlord, I/We agree that the deposit shall be forfeited.

The applicant hereby gives permission to the Landlord or his agent to perform credit and background checks, to contact employers, previous landlords or take any other reasonable steps in order to adjudicate this application.

The applicant is hereby notified that a consumer report containing credit and/or personal information may be referred to in connection with this rental. Any omission or misstatement in this rental agreement may result in termination of your tenancy even after occupancy has been taken. A member of the Credit Bureau may request a credit report before adjudicating this application.
